Susan Barnaclo Bales brings a wealth of knowledge and experience to the role of Sales Manager for Humphries Mortgage. She began her mortgage lending career in 1987 as a loan officer with Barnaclo Mortgage Services. Mortgage lending has been a part of Susan’s family since the early 1970s. In 1996 Susan took a position as an underwriter for the top mortgage insurance company in the US and continued to work as an underwriter until 2005. She then accepted the position of Account Executive with the wholesale lending division of Union Planters Mortgage serving the Cincinnati, Dayton and Northern Kentucky territory. After two mergers, Union Planters became M&T Bank and Susan became a Regional Wholesale Mortgage Manager responsible for a four-state region and a staff of fourteen people.

As the sales manager for Humphries Mortgage, Susan’s main focus is the hiring and training of new employees, keeping all of the staff informed of industry, regulatory and lender changes, providing sales and marketing guidance to the loan officers and networking with industry partners to create and foster strong business relationships.

During Susan’s 20+ years in the mortgage industry she has had the opportunity to work with many industry-related organizations. Susan was the charter president of the Greater Cincinnati Association of Professional Mortgage Women founded in 1993 and then went on to serve two terms on the National Board of the National Association of Professional Mortgage Women as Vice President. Susan has served on committees for the National Association of Mortgage Brokers, Ohio Association of Mortgage Brokers, Greater Cincinnati Mortgage Bankers Association and Ohio Mortgage Bankers Association.

Prior to getting into the family business of mortgage lending Susan was the Director of a nationally renowned child development center where she managed a staff of 20 and 147 children. When asked how you can make the transition from early childcare education into mortgage lending Susan says “it was easy, as you go from caring for the most important person in someone’s life to the most important purchase in their life. It’s all about priorities and recognizing how crucial this transaction is for my clients and that my role is to make it as smooth as possible for them”.


Susan spends her free time with her husband of 36 years, Jim, and their family, especially their three wonderful grandchildren. Early Saturday mornings you will find Susan taking her grandchildren to skating lessons and Sundays are spent going to church and lunch with her mom. When Susan and Jim go on vacation they love to go to Kauai, HI where they have a time-share.
